| Anzeige | Mragowo (until 1947: Sensburg) is a very dynamically growing town. It is vested the status of the seat of the administrative district. The strategy of development of the town is geared mainly towards development of tourism, to which natural factors, local infrastructure, and cyclical cultural events are conducive. A complex of Prussian military barracks located in Mragowo (including the offered property) was built in 1889. Initially, the 1st and 2nd Masurian Infantry Battalion was stationed there, and since 1905 also the 6th Battalion of Machine Guns was garrisoned there. After the First World War, Mragowo ceased to be the garrison town. In the former military barracks, a police school was located for the Eastern Prussia. Upon completion of the Second World War the Center for the Training of Communication Specialist of the Polish Army was located there, which functioned incessantly until 2002. The entire complex of the barracks of infantry in Mragowo is an interesting example of military architecture of former Prussia from the end of XIX century. Despite already introduced partial changes, aiming at adapting the buildings to the new function, the entire complex maintained a legible composition set and the architecture of particular facilities, characterized among other things with a characteristic design of decorative elements and maintenance of original material and construction, as well as still legible layout of the interiors. Presented building is seated on the plot of the area of 0.4180 ha, which is equipped in the connections of network technical infrastructure: water, municipal sewage, electricity, gas, telecommunications, and cable TV with Internet. More over, the plot is adjacent to the public road and to the internal hardened road. The local Spatial Management Plan anticipates designation of this plot classified as MWU-2 “The sites of housing multifamily development with non-cumbersome services and of non-cumbersome services” and U-4 “The sites of services in the scope of trade, craftsmanship, non-cumbersome production, healthcare, gastronomy, sports, and tourism”. The plot from the side of Wojska Polskiego Street is fenced with original, excellently maintained fence with brick poles and wall base, as well as metallic, decorative forged bays. The brick poles of the fence are decoratively designed concrete caps, topped with the triangle jerkin heads and profiled cornices. Seated on presented plot building is one of the biggest buildings on the site of the barracks and it is the last of unmanaged so far big facilities of the barracks complex. It is seated on the plan of a letter “E”. In the central part it is covered with a flat roof, hidden behind a simple, full attic, and in the remaining part a roof is multi-fall, covered with ceramic tile. On the wings, the building is a four-storey one, in the middle part it is a five-storey one, and in the front facade with a wide, shallow break. The real property is perfectly fitted for adaptation for housing purposes by way of developer’s system. Deficit of apartments in Mrągowo, taking into account demographic and economic factors, amounts to 1500 pieces, whereas in the recent years barely 20-30 apartments were given to the use annually. The prices of apartments in developer’s system (raw and closed) oscillate around the amount of PLN 3,700.00/m² on the local market. The estimated cost of an adaptation is 4 mln PLN, whereas the expected income from the sale of flats is 12 mln PLN! It's a true INVESTMENT BARGAIN !!! |
