Anzeige LOCATION
The residence is located in the village of San Agustin, Iriga City, province of Camarines Sur, The Philippines. Iriga City is 50km south of the provincial capital of Naga and 500km southeast of Manila. The area is predominately agricultural with a pleasantly warm climate, clean air, abundant rainfall and excellent water supply. Iriga City has a population of about 100,000, supermarkets, restaurants and is close to many beaches and natural attractions. Shopping malls can be found in Naga and also the other major city of Legazpi, 70km south of Iriga City and capital of Albay province. Numerous bus lines connect Iriga City to Manila and there are flights from Manila to Naga and from Manila and Cebu to Legazpi.
LAND SIZE
The residence is situated on 11,635 sq m2 of land on the edge of Iriga City.The city center is a 10 minute drive away. The land is in 5 separate titles and completely fenced by a 1.8m high concrete fence. The residence, along with swimming pool and tennis court, occupies one title of 5730 m2. The front fence is extensively landscaped and has 2 entrance gates, one for the residence and the other for the access road to the other lots. POWER AND WATER
The residence has underground wiring and its own 2 transformers connected to the main power line near the front gate. GROUNDS
The grounds of the residence have been professionally landscaped by Shirley Saunders, the premiere landscape architect in the Philippines. The front yard features a large lagoon with a bridge and gazebo. The lagoon is fed from a waterfall that has a grotto to Our Lady of Lourdes. Royal palm trees line the driveways. The swimming pool is a figure 8 design 13m long and 8m wide at the widest point. It is 1.2m deep at the shallow end dropping to 2.5m by the diving board. The pool is fed by a 3m diameter round soaker pool with seating and water jets. This is 1m deep. The swimming complex is surrounded by non slip sandstone. Near the soaker pool is an outdoor shower and another grotto to Our Lady of Fatima. A short distance away is a building housing the pool filter and pump, the electrical board and the generator. This building also has a bedroom attached. Landscaping separates the pool area from the full size tennis court. It features a reinforced concrete rubberized surface, a 3m high chain fence and 8 floodlights for playing at night. Materials were imported from Australia. The tennis court is also fully landscaped and is a real picture when the bouganvillia and yellow bells are in bloom. Also around the tennis court are mens and ladies toilets/showers, a large gazebo for relaxing or viewing the tennis, and a large outdoor kitchen/dining room capable of seating in excess of 20 people. Landscape separates the tennis court area from the other 4 lots which are like a park with grass, coconut and mango trees.
SALE PRICE
The entire property is for sale at E1,100,000 or at current exchange rates US$1,340,000. This includes all five land titles. The owners are very flexible as to possession date and are also willing to negotiate a price on all the furnishings and equipment if required.
